The given fair value is for a mature tree (Already 30 years old).
Our tree was planted 10 years back which means it will take another 20 years to mature. Since there are no material cash flows between now and the time and harvest(given in the question), we'll get the same Rs.171 once our tree matures (after 20 years). So we are discounting it to present value.

Sir in this problem why we are not assuming that price given on 31 March 2017 and 2018 i.e Rs- 171 & 165 itself would in Present value term instead of discounting with WACC ?

Yeah the value is as on 31.03.2017. But it's for a mature tree of the same grade(as given in the question).
Assuming there are no inflation and any other material cash flows henceforth, we'll receive the same value 20 years later for our tree once it matures.
But it was given like value as at 31.03.2017

I have got 65 marks in risk management in Nov.23
Now I am writing group 2 DT and IDT..
So do I need total 85 marks to qualify 2nd group or 100 out of 200..??
Yesterday at exam center 1 person told me that I need 100 marks..

In this MTP-II question (Q2a). The question asks only journal entries yet there is amortisation table prepared in the solution. Will ICAI deduct marks for not preparing the amortisation table.
